Heavy rain and humid weather test every building in Chennai. A few decisions made early in construction can keep your home dry and durable for decades.
Raise the plinth
In areas that see waterlogging, a higher plinth keeps water out of the house. Check the road level and past flood levels before fixing the plinth height.
Plan drainage
Provide proper slopes on terraces and balconies, adequate rainwater outlets, and a way for water to leave the plot. Consider a rainwater harvesting pit as well.
Waterproof the right places
- Terrace and sunshade slabs
- Bathrooms, balconies and wet areas
- Sump and overhead tank
- External walls exposed to driving rain
Choose durable materials
For coastal areas such as ECR, use corrosion-resistant materials and quality coatings. Good concrete cover on steel prevents rust and cracks.
